Since January 2026, a new obligation has been in force that affects owners, managers and hosts who rent short-term accommodation in Spain: the annual submission of the Short-Term Rental Information Form.

What, when, and who?

It is an annual information return (not a tax) whose purpose is to collect data on temporary rental activity that does not constitute a primary residence.

  • Holders of an NRUA registered in the Single Register of Leases

Does not apply to rentals of primary residences or permanent residences.

What information does it include?

The model collects essential data on leases entered into during the previous year, structured by each unit linked to an NRUA.

Common fields include:

  • Identification of the applicant and the property/unit (CRU and NRUA).
  • Purpose of the lease (holiday/tourist, work, study, medical or other temporary reasons).
  • Number of guests per stay.
  • Actual check-in and check-out dates for each booking.
  • ‘No activity’ indicator if there were no stays that year.

How should it be presented and in what format?

Electronically: via the website of the competent Registry (usually the Single Digital Window or the website of the Association of Registrars), generating a file in XBRL file in accordance with the official specification. In person, with the printed submission correctly completed.

As XBRL is an uncommon file type, some managers choose to use online tools to convert XML files to XBRL, thus facilitating the preparation of the required file.

What happens if he doesn’t show up?

Failure to submit this filing within the established deadline may have significant practical consequences, such as revocation or withdrawal of the NRUA, the inability to continue advertising the property on digital platforms, and possible administrative requirements.
